RAWR!!!
The hits just keep coming. On awesome no-brainer property number, there was a hiccup. The appraisal came back $45k below the purchase price.
This time, however, the sellers submitted a rebuttal. The appraiser only valued the barn and arena at $50k. There is NO WAY anyone could even build the BARN for that!
The barn in question has 5 fully matted stalls, a concrete center alley with mats and a drain, an insulated office/tackroom complete with 50 gallon hot water heater, a heated bathroom, it's own dedicated septic system, heaters overhead in the barn, engineered 22 ton hay storage capacity, and more.
The rebuttal was submitted to the VA on November 24th and we should hear back no later than December 12. All we need is $45k in value added to the appraisal and the deal is done! Well, kind of...
We gave a list of "fixes" to the sellers (electrical, septic pump and inspection, etc) and to date, none have been done. I'm assuming they are going to wait until they hear back as to whether the deal will go through or not, but this stuff needs done anyway...
In the meantime, we are in a holding pattern. The days here are long and boring, since I'm not going to do ANYTHING with the current house. I'm not investing another dime and I'm not giving any more sweat equity.
